BACKGROUND: The property located at 2102 SW 16th Street was declared dilapidated on July 23, 2024, by approval of Resolution No. 24-175. The resolution gives 30 business days for the property owners to obtain a building permit to remodel. The 30 business days ended on September 23, 2024. No building permits were submitted for remodel. The City put the property out for bid on October 2, 2024. The bid was issued to a contractor on October 28, 2024. A Demolition permit was applied for by the City contractor on 11/2/2024 and issued on 12/23/2024. The contractor went to the property on January 2, 2025, and realized that the property had a brand new roof that has been installed and that the inside of the structure has been gutted down to studs. No building permits have been pulled for the property.
Per the approved Resolution, Staff can only issue a remodel permit for 30 business days to the property owner. That time has elapsed. At this time, the only thing that staff can do is to proceed with the demolition of the structure.
