BACKGROUND: : Hunt Addition is approximately 4.5 acres divided into 2 lots. This plat is located south of SE Lee, between SE Skyline Road and SE Flower Mound Road. The current zoning is RE, Residential Estate District. The property owners, Jay R. Hunt and Melissa G. Hunt, currently have a house on Lot 1 and would like to construct another home on Lot 2. There are no public improvements to be constructed with this plat.
During the review of the plat it was determined the new proposed subdivision was within the one half mile of a 21” public sewer main and was required to connect instead of being allowed to use a septic system.
In accordance with the True North Culture statement staff looked at the code requirement and compared with our peer cities. Staff strives to do all things for the best interest of our citizens and took a change of code change to the City Council. On April 25, 2023, the City Council passed Ordinance 23-15; designating the required distance needed to connect to the public sewer main in a residential estate subdivision. The Hunt Addition is over the 400-foot minimum distance for two dwellings and will allow the citizen to construct their house without the added cost of offsite infrastructure.
Stormwater and Public Utilities have reviewed the plat and recommends approval.
The City Planning Commission held a public hearing on October 12, 2023, and made the recommendation to approve the request.
