BACKGROUND: Lee Commerce Addition is 683,331 square feet or 15.6871 acres and is being divided into 2 lots. This plat is located on the west side of SW Brentwood Blvd and south of SW Lee Blvd. The current zoning is C-3, Planned Community Shopping Center District. The property owner, Meadors Properties, LLC, would like to sell a portion of their land for the construction of a Dollar General Store to be located on Lot 1. 4D Construction, LLC is the contractor constructing the Dollar General Store. There are no public improvements to be constructed with this plat.
The Fire Marshals and Stormwater Division have reviewed the plat and recommends approval.
Planning has reviewed the plat and recommended approval to CPC subject to the following conditions:
-Label U.E. as Public.
-Label Bentwood Blvd with S.W.
-Correct the City Clerk’s name.
-Label adjacent properties outside platted boundary.
Public Utilities has reviewed the plat and recommended approval to CPC subject to the following conditions:
-Provide an additional 15’ of Utility Easement where a 10’ easement is shown.
-Show Dimension of Easement on the southeast boundary line.
The City Planning Commission reviewed and discussed this item on March 28, 2024. The CPC recommended approval subject to the conditions listed above.
All Conditions have been corrected.
