BACKGROUND: 3-D Conservation Group, LLC is the owner of a 156.37-acre property located to the southeast of SW 67th Street and SW Bishop Road Lawton, OK 73505. This record plat would be subdividing 38.07 acres of their approximately 155 acres tract into 14 lots. The entire parcel is more particularly described as the Northwest Quarter of Section 9, Township 1 North, Range 12 West, I.M. less and except the five acres in the northeast corner where the City Fire Station is built. The parcel is currently vacant and not documented on any record plats. The 38.07 acre tract being subdivided was rezoned on January 14, 2025 and is currently zoned RE - Residential Estates. This plat was reviewed and approved by Public Utilities.

Fire Marshals Office approved as noted:
1. Hydrant(s) required per Lawton City Code 11-4-402 for hydrant spacing.
2. Hydrant(s) required per Appendix B-C of the 2018 IFC for hydrant spacing.

Stormwater approved as noted. *The list of stormwater requirements will be addressed through individual building permits.
1. Provide digital set of Civil Engineering Plans for the Earth Change Permit.
2. Provide completed Earth Change Permit Application. (on-line civic portal) before construction begins. This can be done for the subdivision or per each lot.
3. Provide completed Stormwater Pollution Prevention Plan.
4. Provide copy of ODEQ Notice of Intent and Stormwater Discharge Permit.
5. Provide copy of applicant's driver's license.
6. Provide drainage calculations for site as required in City of Lawton Standard Drainage Policy (10yr., 50yr., & 100yr.). Show that historical runoff characteristics are unchanged as required in LCC 19A-1-2-123. Show runoff totals (pre, post and post with detention...
