INITIATOR: Christine James, Planning Director

STAFF INFORMATION SOURCE: Kameron Good, Senior Planner

BACKGROUND: Construction plans have been submitted to extend approximately 1344 linear feet of 12-inch water line, approximately 6 linear feet of 10-inch water line, approximately 52 linear feet of 8-inch water line, approximately 21 linear feet of 6-inch water line and five fire hydrants to serve the future phases of Lawton Market Place. The developer for the project is Sooner Investment and the consulting engineer is Bryan Richards with BWR Design Group, LLC.

The water line plans were reviewed by the Public Utilities Department with the following conditions:
1. COL code, specifications, and standards take precedence of drawing note.
2. 25' utility easements unless water only then it can be 15'
3. When road is completed to phase 1 development a deceleration lane will be required on Cache Rd.
4. Short 8" line starting at STA 7+07.92 needs to be labeled correctly and have a profile.
5. SANITARY SEWER PLAN AND PROFILE SHEET should be labeled as WATER PLAN AND PROFILE SHEET. Review is for compliance with City of Lawton Code, Technical Specifications, and current City Design Standards, and in the event an item is not noticed does not disqualify from compliance.

The water line plans were reviewed by the Planning Department with the following conditions: 1. Please provide easement document for proposed water line. The filed book and page of this easement will also need to be listed on the new Record Plat.

The City Planning Commission made a recommendation for approval with a vote of 6-0 on February 27, 2025, subject to the listed conditions.
