BACKGROUND: On June 8, 2021, Council approved a contract with C.H. Guernsey to design Engineering Project EN2108P1 McMahon Auditorium & Renovation, Phase I. On May 10, 2022, Council approved an agreement with CDBL, Inc. for providing CMAR services on this project. CDBL, Inc. opened bids on June 27, 2024 but did not receive bids for all trades. Therefore, bids were solicited again and opened on July 25, 2024. At the second bid opening, bids were received for all remaining items except Electrical and Fire Alarm. Therefore, CDBL, Inc. negotiated with two firms to provide this work, with resultant prices as shown on the bid tabulation. The negotiated amount is less than originally estimated for this work.
The Contract Sum is guaranteed by the Construction Manager not to exceed Seven million three hundred thirty three thousand one hundred thirty eight dollars and forty five cents ($7,333,138.45) subject to additions and deductions by Change Order as provided in the contract documents. The overall cost of the GMP is less than the budgeted amount of $8,000,000. Substantial completion of the project shall be 450 calendar days from the Notice to Proceed. This amendment also includes increased pre-construction fee from $31,500 to $60,000.
