BACKGROUND: Duit Construction submitted a building permit application on May 14, 2024, for a Temporary Cement, Concrete, or Asphalt Batch Plant associated with the West Gore Boulevard Expansion Project to be located at the southeast corner of W Gore Blvd and SW 82nd Street. The current zoning of this property is C-3, R-3 and R-1. The batch plant is proposed to be located mainly within the R-3 and R-1 zoning districts. The proposed location is at least 200 feet away from any existing one- or two- family residence which is a requirement of City Code. Duit Construction states that to limit the impacts of dust, noise, visual impacts to the surrounding neighbors, they will have a water truck on site that will water the plant multiple times a day; their hours of operation will be Monday-Friday 7am-5pm with occasional Saturdays with operation hours of 7am-1pm; and with the plant being located in the middle of their site, this should help with the sound and dust dissipation.
