ITEM TITLE:
Hold a public hearing and consider a resolution amending the 2030 Land Use Plan for the City of Lawton from Residential/High Density to Commercial for the property located at 6206 NW Ferris Avenue, Lawton, OK, 73505, said amendment related to a companion rezoning request from Spread the Word Ministries Worship Center to allow for an event center on the property; and take appropriate action as deemed necessary.

BACKGROUND: Spread the Word Ministries Worship Center is the owner of the property located at 6206 NW Ferris Avenue, Lawton, OK, 73505. The parcel is 1.5 acres that used to be a church. Recently, the church has moved but maintained the property. The use they are requesting to do is to have a private community event center. The similar use the Planning Department has determined is Recreational Center, public or private. This use is permitted in C-4 Tourist Commercial District.
The Zoning of the surrounding area is:
North - R-1 & P-F
South - R-1
East - R-3
West - R-1
The 2030 Land Use Plan for the surrounding area is:
North - Residential/Low Density & Public Facility
South - Residential/Low Density
East - Residential/High Density
West - Residential/Low Density
The Notice of Public Hearing was mailed to 42 owners of property within 300 feet of the requested area on April 24, 2024, and proper notice was published in The Lawton Constitution on April 28, 2024.
The City Planning Commission held a public hearing on April 11, 2024, and recommended approval of this request.
